The most important factors in the sale of your home what do you think?

Everyone has a different idea of what sells homes and what it takes to sell a home. Assuming there are buyers out there, how do you reach them and what do you emphasize. What is the key motivator that brings the fastest and best results? What should a home owner or real estate broker be doing.

Is location the most important factor or is price or condition? I just wondered what most people think…..what do you think?

Price: Is your home over or under priced.

and Staging: How you present your home. How clean it is, new paint, new carpet and how your stuff looks in your home.

You are asking an almost impossible question because that varies from person to person.


Some people will pay the price for a location they like while others will take a worse location to save money.


Some like landscaping, others big kitchens, others efficiency. It is almost impossible to guess at what is number one.


Personally I like a country setting and wood heat. I am the outdoors type and need to be outside quite a bit.

It depends on who you ask. For some it’s location, for others it’s condition or size or something else. I don’t think the most important factor is money – it just acts like a limiter. Most people buy a house on the overall feeling, so most important thing when selling is to make sure that they like that house when they’re in it.

as a real estate broker .my experience says price ..it apples to all the other things you listed, the right price ..for that property draws the most buyers.. Ive had many bidding wars by pricing right

First as a buyer I would look at the location, the condition, then the price.

Location, location, location… Meh I don’t think it’s THAT important.


An important factor in selling a home is advertising. Get it on the real estate listings first. A Realtor is your gateway to the MLS system. Then get it into those books you see in the stands at some restaurants (next to the Apartment Guides). Put it in the newspaper. And maybe even on TV (if your local channels have an appropriate channel/program).


Fastest results come from lower price. Higher price just means it will take longer to sell. Sell for double what it’s worth and maybe in 10-20 years or so, property values may get to where it will sell. But it WILL eventually sell.


You want curb appeal. Clean up the yard, don’t leave things out, make sure the siding isn’t falling off (or LOOKING like it’s falling off). Keep the house clean inside. If occupied while selling, get lost when potential buyers come to see it. Clean up the knick-knacks. You want stuff in there to assist the buyer in envisioning how his/her stuff is going to look in it, but not so much that it distracts them from doing just that.


In my opinion as a Realtor, price is the most important factor. Be fair. Check the comps to see what it’s actually worth and don’t be greedy. Don’t rip yourself off either. Separate actual value from it emotional value to you.


Condition is an important factor to, but not as much to the buyer as it will be to their lender. Lenders often require repairs or no loan. No loan = no buyer.


For different people, different things trigger the buy… You want to appeal to as broad a range as possible.

The #1 factor is price, by far…


example:

– Give me the absolute best agent to list a home and list it 10% over market price and it probably won’t sell

– Give me the absolute worst agent and list it 10% below market and it will sell fast.


With that said, you can make a home sell for a better price by properly preparing the home. First address the exterior, many buyers do “drive by’s” and this is their first impression. Exterior colors, quality of finish, and landscaping are critical here. Once inside the home, it should be clean and free of clutter. A fresh coat of paint can do wonders as well.


Finally, the home needs good marketing. Over 50% of homes sell through a local MLS system, so all marketing starts with that, then your agent should arrange advertising, signage, open houses, etc..

Price is the most important factor. Everything will sell at the right price regardless of condition or location.

It is important to fill a need to make a home sell. I do two things to make a home sell fast in this market:


1. I offer the buyer’s agent 4% commission because one should never underestimate the greed of a real estate agent.

2. have the seller pay for all closing cost and help buy down the loan rate of the buyer. This works great for buyers who are doing 100% financing.


I recently sold a home this way in two weeks after it sat on the market for 6 months with another agent. I even raised the price and I was 50k more expensive than a comparable property in the same complex.

#1 thing to sell a home: pick a top real estate broker in your market.


The broker will: 1) advise you on price- very important to be right up front; 2) know the market pulse- how long is the average market time, what is selling; 3) coach you on what to do to best present your home; 4) target appropriate advertising to reach the most likely buyer- this is called profiling and yes it is important and yes it works; 5) explain the obstacles that must be overcome to sell YOUR home, and plan a strategy to overcome that; 6) will have finance solutions available for any buyer that they may also work with in buying your home or to assist an outside agent secure the financing; 7) prepare homebook material for on-site location to include Federal mandated lead based paint disclosures if applicable and state property condition reports if state mandated, along with school information, physician services, recreation opportunities, schools and related info, and whatever other material that may be beneficial and assembled into a homebook that stays on site and some take with brochures (in color) for buyers to take with them; 8) advise you when reviewing an offer to buy ans sell is presented.


A home book is a great tool, as when a buyer gets into the home you have 15 minutes or less to overcome objections and make the looker a buyer. Color pictures re-enforce what a buyer sees, and are responsible for 65% of what a buyer remembers when they leave, thus the significance of the color take-with brochures. Also have “agent packs” on site that will allow an agent to do an offer to purchase so they do not have to run down the listing agent (waste of time when time is crucial) and have them “fax” them over. It needs to be as easy as possible for a real estate agent to write it up while th ebuyer is ready and in the mid-set to buy.


Good luck, there is a buyer for every home. Stack the odds in your favor with a top producing agent. They will do all I’ve noted herein and more.
